The Situation
These Dorset property owners had tried the managed route before. On paper, their previous management company offered everything — platform management, guest handling, housekeeping coordination, the lot. In practice, the experience was very different.

Relisting and Optimisation
We rebuilt the listing from scratch — new photography, rewritten descriptions, revised pricing, and a refreshed set of amenity details. The goal was to signal a clear break from the property's recent history and present it as the quality offering it actually was.

Guest communication was taken over entirely. Every enquiry, every pre-arrival message, every during-stay contact was handled promptly and professionally. Where the previous agent had left guests waiting, we responded quickly — and proactively flagged anything guests might need before they had to ask. This single change had an immediate impact on the guest experience and, within a short period, on the reviews.
Keeping Owners Informed
We introduced regular, proactive communication with the owners themselves — something they had not experienced with their previous agent. Monthly reporting, prompt responses, and a direct line to their property manager meant they were never left wondering what was happening with their property.
The Outcome
Guest reviews improved markedly within the first season under Full Bed Hosts management. The listing rebuilt its rating steadily, and the tone of reviews shifted — guests now consistently commented on the quality of communication and the well-presented property.
