    For Owners Going Away

Going Away? Let Your PropertyWork While You're Gone

Whether you're travelling long-term, working abroad, or taking a career break, we manage your property as normal holiday letting throughout — however long you need, from a month or two to much longer — so it keeps earning instead of sitting empty.

    What Is Fixed-Term Letting?

Normal Holiday Letting, for However Long You're Away

Fixed-term letting isn't a different letting structure — it's a flexible variation of our core service for owners who have a defined period they need their property to earn for, whether that's travelling, a secondment, or a career break. We manage your property as normal holiday letting throughout, via the same short-term guest bookings as our standard service, rather than placing a single long-term tenant in for months at a time. Every property and timeframe is assessed case by case, whether it's a couple of months, half a year, or longer.

    Long-Term Travellers

Taking an extended trip or career break and want your property to keep earning instead of sitting empty.

    Working Abroad

Heading overseas for a work secondment or contract and need someone trustworthy managing things back home.

    Sabbaticals & Career Breaks

Taking time out to travel, study, or recharge, and want your property to help fund the break.

    Between Houses

In the gap between selling and buying, or waiting on a renovation, and want rental income rather than an empty property.

    Why Owners Choose Us

Managed With Care, Wherever You Are

We know first-hand what owners abroad need from a letting agent — clarity, responsiveness, and someone they can trust without having to chase updates.

    Cover Costs or Fund Travel

Steady income from guest bookings throughout your time away can cover your mortgage, bills, and running costs — or simply help pay for your trip.

Normal Holiday Letting, No Tenancy Risk

Your property is let via the same short-term guest bookings as standard holiday letting throughout the period — never signed over to a single long-term tenant, so there's no assured shorthold tenancy risk.

    Managed Wherever You Are

We have real experience managing properties for owners living abroad, across different time zones — you stay fully informed without needing to be reachable during UK hours.

    Regular, Convenient Contact

We keep in regular contact throughout your time away, including via WhatsApp when that's the easiest way to stay in touch, so updates fit around your schedule wherever you are.

    Time Zones Are No Problem

    Proven Experience Managing Owners Abroad

We've successfully managed properties for owners based overseas, in time zones many hours apart from the UK. We keep in regular contact throughout your time away, including via WhatsApp when that's the easiest way to stay in touch, so updates fit around your schedule rather than ours.

Booking updates, guest check-ins, and any decisions that need your input all come through in a format you can pick up whenever it suits you — no missed calls, no waiting up.

    The Process

How It Works, Start to Finish

    1

    Free Consultation

Tell us your dates, your goals, and how hands-off you'd like to be. We'll assess your property and timeframe case by case and confirm how we can help.

    2

    Property Visit & Risk Assessments

We visit the property and carry out fire risk and health & safety risk assessments, just as we would for standard full management.

    3

    Photography, Welcome Guide & Signage

We arrange professional photography, create your property welcome guide, and produce any bespoke signage the property needs.

    4

    Ongoing Management

We manage your property as normal holiday letting throughout the period you're away — handling guest bookings, cleaning, maintenance, and communication — with regular updates to keep you informed.

    5

    Handover at the End

When your defined period ends, we hand things back smoothly, whether that's your return or continuing with standard ongoing holiday let management.

    20% commission for fixed-term letting

This is higher than our standard 17% nightly holiday-let rate, reflecting the additional work involved in managing your property for a defined period away, and the shorter overall earning window compared with standard year-round holiday letting. As always, no hidden charges — we only earn when you earn.
